		<description>Chris -- got an update on the BP v. Urban case.  &quot;Lack of improvement&quot; was indeed, as expected, raised directly as a lien defense.  The claimant refused to stipulate there were no improvements.  The court found that piece was an evidentiary question and refused to address it on Friday motions day in Fairfax.  The case has apparently resolved since then.</description>
